ALBUQUERQUE MORTGAGE RATES / NEW MEXICO
Your place in Albuquerque.
A mortgage that makes sense.
Understand the market, compare the full cost of your loan, and ask for help with your next move. From the first payment estimate to the questions behind an actual offer.
WHAT DOES THE MARKET LOOK LIKE?
Read the market.
Then build your own budget.
A dated reference point, with the property type and coverage kept in view.
GAAR August 2026 detached-home report; data as of September 6, published September 10; checked October 24, 2026. Report-wide figures, not Albuquerque-city-only statistics, an appraisal or today's inventory. The report also separates attached homes. Read the original report ↗
What those numbers can help you ask
Ask how the particular home's price, condition and time on the market compare with recent comparable sales. A report-wide median is a midpoint of recorded sales, not the price of the home you should buy. Use the actual contract price in the calculator.
What they cannot tell you
Inventory and market time do not establish your negotiating result or loan eligibility. There is no single Albuquerque mortgage rate: a written quote needs its balance, occupancy, term, points, fees and lock conditions beside it.

One city.
Different starting points.
Buying your first home
Start with a payment you can sustain, the cash needed at closing and the reserves left afterward. Compare assistance with the full cost of any additional mortgage.

Put sale proceeds, payoff charges, new closing costs and your expected holding period in the same plan. A lower payment can still mean more total interest.
Open the relevant tool ↗Buying an investment property
Model rent, vacancy, operating expenses, reserves and debt service separately. A personal-home assistance program is not assumed to cover an investment purchase.
Open the relevant tool ↗Build the Albuquerque payment in layers
Start with principal and interest, then add property taxes, property-specific insurance, association charges and any mortgage insurance. Leave room in your own budget for utilities, maintenance and repairs. None of those figures is supplied by the detached-home market median. A $400,000 purchase with $80,000 down creates a $320,000 starting loan before any financed charges. That example is arithmetic, not a local price estimate. Compare rate scenarios with the same balance and term so the payment difference remains meaningful.
Put this into my plan ↗Confirm the property and the jurisdiction
An Albuquerque mailing address, a Census place and a tax jurisdiction answer different questions. Start with the city map and the actual county property records. If your search extends into Rio Rancho or another nearby community, identify the responsible county before reusing a tax estimate. Sandoval County provides a property-record tax-estimate workflow; it should not be substituted for an estimate on a Bernalillo County property. Put this into my plan ↗Get a buyer-specific property-tax estimate
Ask which assessed values, taxing districts, exemptions and billing periods the estimate uses. A seller's current tax payment is a document to investigate, not an automatic forecast for the next owner. Obtain a buyer-specific estimate from the responsible assessor or tax professional, then enter its annual amount into the payment tool. This guide does not calculate New Mexico assessments or apply a universal percentage to the purchase price. New Mexico property-tax overview ↗
Put this into my plan ↗Explore New Mexico homebuyer assistance
Housing New Mexico describes FirstHome first mortgages and FirstDown assistance second mortgages, alongside other programs. Its income and purchase-price limits vary by program, location and household size. Check the current official tables and ask a participating lender about eligibility, education, occupancy, repayment and the total payment across all loans. Assistance is not automatically free money or a rate available to every buyer. No eligibility decision is made here. Official program descriptions ↗ Current program limits ↗
Put this into my plan ↗Ask about drainage and the insurance budget
The City of Albuquerque provides floodplain, drainage and monsoon-related resources. Check the actual property's mapped position and obtain an insurance quote covering the risks and deductibles you need to understand. A city-wide page cannot determine a home's flood exposure, premium or lender insurance requirement. Carry any separately quoted flood coverage into your own ownership budget; a generic home-insurance allowance may not include it. Albuquerque flood and drainage resources ↗
Put this into my plan ↗Compare two written offers on the same footing
Ask both providers for the same loan balance, term, occupancy, rate-lock period and closing assumptions. Keep discount points, lender credits and other lender fees visible. One point on a $320,000 loan is $3,200; a rate reduction does not repay that cost immediately. Run the holding-period comparison using the number of months you actually expect to keep the loan. Check APR and all disclosures directly on the lender's documents.
Put this into my plan ↗Protect the cash left after closing
Separate down payment, lender charges, settlement costs, prepaid insurance, escrow deposits and credits. Earnest money already paid changes the remaining cash required, while financed costs change the debt. Keep a reserve for moving and repairs outside the closing statement. If you are selling another property, use a sale-proceeds calculation with the actual mortgage payoff and selling costs instead of treating the sale price as available cash.
Put this into my plan ↗Turn a useful estimate into a useful conversation
Choose purchase, refinance, investment, business finance or another question in the request form. Tell us your timing and the part of the comparison you want help understanding. Your city and source page travel with the request. Calculator assumptions are included only if you separately choose to share them. MITEY reviews your request under one brand.
